Yesterday, I had to leave work an hour early for our house inspection. I was going to skip lunch to make up for the lost time, but we ended up having a working lunch with my boss and his boss (we being me and my employee), so it was a great time. Working lunch, our boss was kind enough to pay, and I didn't feel guilty leaving early since we actually accomplished some stuff while eating.
Anyway, got to the house right on time at 4:30, but the inspector was running a bit late. He got there and got to work. I ran around counting sockets in each room, and figuring out where windows were and cable cords. We have them in three rooms of the house. Really only need 'em in one if we get a wireless router down the road, but I'm getting ahead of myself.
He looked the place over, and while there are some things that need to be taken care of, it mostly involves a little buying (microwave, garbage disposal) or tweaking (leaky washer/dryer hookup, one lightswitch not hooked properly to light), it wasn't awful. The floors just need a quick buff to be up to par, and if we want we can get extra insulation, but we're up to code on that. It'd be more convenience than anything else. Our heater/cooling system for the house is 2008 and top of the line in terms of rating. That's prolly the best piece of news I got besides walking around with the inspector looking for moisture damage in the walls. We're good.
When all was said and done, the inspector commented on how it really wasn't bad... and when we told him it was a FORECLOSURE, he was shocked. He was absolutely shocked to see it in such good condition. That warmed my heart.

And there's the front porch. Yeah, that's me on it bundled to the MAX. It was 30 Fahrenheit when that was taken. Sorry I don't remember it in Celsius! :)
Anyway, it feels so great to be moving forward on this journey. I'm trying to come up with a packing plan. The office will be simple, as there's very little in here. Library will take a while with all the books and collectibles... and Matt's knife collection. LOL. I'm just glad to be getting outta here.
Matthew submitted out letter of lease ending, and we both went to mean with the lender today. Very excited and blessed by all of this. We're going to be locked in at 5.75%, which isn't as great as it could have been, but my lack of credit kinda pushed it up a bit. Mortgage will be around $1,400, and there will be no penalties if we pay it off early. 30 year fixed rate. I still asked to bring home all the paperwork to review over the weekend, so we'll take signed copies to the lender Tuesday so long as everything is gold (Monday is a holiday in the US).
Squee. Seriously, squee.
