JMG, Off subject abit..I was re-reading "Descent.." last night. You are not very opitmisitc about the prospects for the suburbs in the next two decades (at my age, that is all I need to consider).Seems I read (from a source other than you) that you consider Cumberland and similar towns to be a viable alternative.
