Its a wonderful artlice. Anyone can understand very easily where they stand and what they do. I was under the impression that pre-closure of loan will help me save on interest. But looking at your graph which clearly depicts the principal and interest payable for the first few years surprised me. I learned a lot from your artlice as well as EMI calculator.
